How to buy and renovate a house in Italy, step by step

Three stages, start to finish

We are not a real estate agency — we do not list houses, and we do not work on a seller's commission, nor will we.

We are instead available to help you make an informed choice based on our extensive experience seeing the potential, the limits of the property and the problems that may arise. So our job is everything before the decision to buy, and everything that comes after the purchase.

  1. 01

    Discover

Maybe you have spent a vacation in a place and fallen in love with it, but now might be the time to understand what you actually want. Even within a single region, would it be in a village or out in the countryside, remote or surrounded by community? A guided immersion to test the answer against the reality with someone who lives there is the first experience you must undertake!

  2. 02

    Acquire

We connect you with real estate agencies and search through inventory, but we would rather not be the ones at the table. Where we help most is being your eyes on the ground when you cannot — visiting the houses, asking the right questions. Then notary, permits, and SPID, explained plainly and guided all of the way.

  3. 03

    Live

Renovation overseen room by room through a vetted local artisan network, then the house looked after by a caretaker and rented out on your behalf whenever you're not in it.
